Saskatoon Real Estate FAQ: Buying, Selling and Relocating

Oct 24
3 min read

Here are straight answers to the questions I hear most from buyers, sellers and relocating families in Saskatoon and the towns around it. I'm Zach Smith, a REALTOR® with TRCG The Realty Consultants Group.

Buying a home in Saskatoon

Do I need a REALTOR® to buy a home in Saskatoon?

You don't have to have one. But as a buyer, my services are usually paid out of the seller's side of the deal, which I'll confirm with you up front. I help you find the right home, price it properly against recent sales, write the offer and work through conditions. Learn more on my buyer page.

What does a "condition" mean on an offer?

It's a clause your purchase depends on, such as financing, an inspection or reviewing condo documents. Once all the conditions are met (or waived), the deal is firm.

Down payments, programs and closing costs

How much do I need for a down payment?

Federal rules set the minimum, and it depends on the purchase price. According to the Financial Consumer Agency of Canada (checked October 24, 2026), the minimum is 5% of the purchase price for homes of $500,000 or less. For homes between $500,000 and $1.5 million, it's 5% of the first $500,000 plus 10% of the portion above $500,000. For homes of $1.5 million or more, it's 20%. If your down payment is less than 20%, you'll typically need mortgage loan insurance. Source: Canada.ca, How much you need for a down payment.

Your lender may ask for more depending on your situation, and the rules can change. Talk to a mortgage professional for current numbers. I can connect you with local lenders.

What programs help first-time buyers?

Federal options include the First Home Savings Account (FHSA), the RRSP Home Buyers' Plan and the First-Time Home Buyers' Tax Credit. Rules and limits change, so check the details with your lender or accountant, and ask whether any provincial programs apply to you. Talk to a mortgage professional for current numbers.

Is there a land transfer tax in Saskatchewan?

Saskatchewan doesn't have a provincial land transfer tax like Ontario's. You do pay Land Titles registration fees through ISC, which your lawyer handles. Budget for legal fees, the inspection and adjustments too. Talk to a mortgage professional for current numbers.

What closing costs should I plan for?

Legal fees, title registration, the home inspection, property tax and utility adjustments, and home insurance. If your mortgage is insured, there's also a mortgage insurance premium, which is usually added to the mortgage. Provincial sales tax can apply to that premium and generally has to be paid up front rather than added to the mortgage, so ask your lender how it applies to you. Talk to a mortgage professional for current numbers.

Military, RCMP and public service relocation

I'm being posted to Saskatoon. Can you help with a CAF or RCMP relocation?

Yes. Relocation is one of my focuses, and I understand how the BGRS process fits into a move. I'll work around your timelines and can tour homes for you by video so you can buy before you arrive. See my relocation page.

Can you help me sell my house before I'm posted out?

Yes. I'll price your home on real local sales, prep and market it, and keep everything on your timeline and your relocation provider's paperwork deadlines. Learn more on my seller page and relocation page.

I'm a first responder, correctional officer or in public service. Do you work with people like me?

Absolutely. I'm a former Correctional Officer with Correctional Service Canada, so I understand shift work and duty-related moves.

Selling and areas I serve

Do you work outside Saskatoon?

Yes. I work in the towns within about an hour of the city, including Warman, Martensville, Osler, Dalmeny, Langham, Clavet, Vanscoy, Rosthern, Hague and Watrous. See my small towns page and my guide to towns around Saskatoon.

What is my home worth?

Ask me for a no-pressure price opinion based on recent sales in your neighbourhood or town: request a home valuation.
